Qualification for Lease to Purchase
1. To sign up to a LEASE-to-PURCHASE Agreement.
2. The lease shall be at least a 1 year contract.
3. The lessee to pay 2 months advance and 3 months security deposit.
4. Have an Option Period of 1 YEAR,to decide whether to purchase the house.
5. If undecided to purchase upon end of the 1 YEAR option,the contract will remain a lease agreement and may be renewed or terminated as required.
6. If lessee decides to purchase the house,the amount paid as rent/lease for the whole year shall be applied as per below "Financing Options for Lease to Purchase"
Financing Options for Lease to Purchase (LTP)
In-House Financing : Minimum of 10% Lumpsum on the 13th month, and payments made during the lease period will be deducted as discount from the original TCP, thus a NEW TCP (discounted) will be used upon issuance of the contract to sell.
Bank Financing : 30% Downpayment - Pay Lumpsum the loan difference on the 13th month (TCP less LTP payments less Approved Bank Loan)
Pag-Ipig Financing : 37% Downpayment - Pay Lumpsum the loan difference on the 13th month (TCP less LTP payments less Approved Pag-Ipig Loan)
Provident Fund : Financing shouldered by the client’s company.

Terms for Outright Purchase
• RFO : 15% DOWNPAYMENT,payable in 3 to 6 months without interest
• 30% down payment with 2.5% discount if paid in 30 days and the balance
